Guidelines are in place for the comfort and safety of everyone. Please read.

TERMS, CONDITIONS and POLICIES

General or Basic Terms: Effective 5/29/25

WE ARE A VERY UNIQUE AND SPECIALLY LOCATED FACILITY, in “High Demand” here at the Lake. As a result, we fill up very fast, so book early, if possible.  All confirmed reservations (validated by a successfully processed 20% non-refundable deposit) will automatically ensure that you, our Guest, has read these policies. Most importantly, if you book online, we will guarantee you a campsite, but in some cases, based upon our occupancy at the time of your requested stay period, you may not be guaranteed a specific campsite.

In any case, PLEASE NOTE THAT THE FOLLOWING CONDITIONS WILL APPLY:

 (1) These terms, conditions and policies are subject to change, from time to time, without notice.

 (2) WE ARE NOT A “TENT FRIENDLY” FACILITY.  Most of our camping spaces do not have tent camping grounds.  If you require “pitching a tent”, in addition to your RV Parking, you do so at your own risk.  NO RENT CREDITS WILL BE GIVEN for such a requirement or a misunderstanding on your behalf. 

(3) NOTE: We operate and comply with the State of Missouri statute 419.090. You are expected to comply with these policies or you may risk being ejected from the Park, for cause.

(4) The “POOL AND SHOWERS” are to be used exclusively, by our GUESTS ONLY.  NOT YOUR FRIENDS, HENCE WE ARE NOT A PUBLIC FRIENDLY FACILITY. If you invite friends to join you, who are not renting from us, you must first get approval from the management, if not, you may immediately be assessed additional charges and/or face potential ejection, for your abuse of this requirement.

(5) Fire rings or campfires are limited to open spaces where tree cover is not present. We value our forest and so does the State of Missouri, so if your space has tree cover, you may not have a campfire ring.  EXCEPTION: Privately owned Propane or “Sola” stove campfires are permitted in these sites.

(6) When booking, the largest discount available (if applicable) is applied to your rent, but only one (1) discount is allowed per visit.

(7) Formal Swimming pool hours of operation are from Memorial Weekend through September 30th, 10AM to 10PM daily. 

(8) QUIET TIME is from 10:00 PM until 10:00 Am daily.  Please honor your neighbor’s privacy. Violations are subject to immediate ejection.

There are two types of camping spaces, BACK-IN or PULL THROUGH.  Your AVERAGE DAILY RENTAL RATE depends upon your length of stay. The longer you stay, the less it is per night. See our rate schedule for all rental rates.

All online or over-the-phone reservations or bookings shall require an initial 20% non-refundable deposit, with an approved credit card (Mastercard, Visa, Discover or American Express) to be paid at the time of booking. If not collected, your reservation or booking will not be confirmed.  An approved and viable Credit Card must be kept on file with us at all times to keep your account active. Following your initial move-in and if your preapproved cash payment is not made on your due date, then your credit card will be charged automatically and a 3% Credit Card processing fee will be added.

Once your reservation is successfully confirmed, please realize that a second payment shall occur automatically fourteen (14) days before your arrival unless other arrangements have been made between the parties. At this time, all reservations will also be charged the remaining balance (80% of their stay), unless timely cancelled, 15 days or more from your scheduled arrival date. Any reservation or bookings made within 14 days of your arrival date will automatically require 100% payment, which is also non-refundable. WE DO NOT ACCEPT CHECKS AS A FORM OF INITIAL PAYMENT UNLESS PRE-ARRPOVED BY MANAGEMENT. You may however make your rent payments in cash if you prefer to avoid the 3% credit card processing fee, which will also be automatically applied when credit card payment is made, unless a cash payment arrangement has been made between the parties and after the initial booking and the deposit has been tendered. 

Please note:  In the case of a “GROUP BOOKING”, the “one” person who organizes the group and conducts the group reservation, will be known as the “WAGONMASTER” and will bear both financial and contractual responsibility for the entire group booking.  This booking will be made with a viable Credit Card owned by the “Wagonmaster” and all collections from the other guests within the group, of both deposits and rent balances, will be the sole responsibility of the same. NO EXCEPTIONS!

Regarding “full hookup” sites, all rents are inclusive of utilities, such as electric, water, sewer and WIFI. We are not responsible for poor WIFI service reception but will use “best efforts” to secure good a reception of service.

If you are a “short term” rental, your charges will include the quoted rental rate, taxes and (if used) a credit card processing fee.  If you are a “long term” rental (31 days or more), then your charges will not include any taxes as you are deemed non-taxable by the State of Missouri.  

Any cancellations made or requested outside of 14 days prior to your arrival date, will limit your “good faith” booking charges to the amount of the 20% deposit only. All cancellations made within the 14 day period BEFORE ARRIVAL, constitutes a “full” forfeiture and the Guest will lose the full amount of their stay, “NO EXCEPTIONS”.  Please note: Any refunds, (if granted to you)  within this cancellation period are by the sole discretion of park management

Once again, please note that if you use a credit card for your reservation(s) or booking, you will be automatically charged a processing fee equal to 3% of the total.

“Short Term” rentals periods are booked either daily or weekly and are a duration period less than 31 days. All short term rental will incur an automatic 3% state lodging tax.

“Long Term” or “Extended Stay” rental periods are booked either monthly, periodic or annually, and are at least 31 days or longer in duration. Seasonal or Annual rental commitments shall also require an additional 50% security deposit plus the first month’s rent at the time of arrival. Your 50% security deposit will be returned to you upon your move-out, provided, there are no violations during your term of stay.  All “long term” rentals are tax free.

Please note that your booking deposit and security deposits are different. Only the booking deposits will be applied to your rent once you move in. When obtaining an advance reservation for an “Extended Stay” booking, you can not do so, in excess of 30 days prior to your prescribed or desired arrival date. 

In the event of an annual rental periods only, Management reserves the right to guarantee your rental rate for the prescribed rental period, without a rate increase. Early exits or departures from an annual commitment constitutes a breach and your security deposit could be forfeited.

Subject to management, advance 20% deposits are required on all guaranteed reservations, regardless of the season. (see online site selection)

Lessee or prospective guest must have a valid Credit Card filed on-hand with Campground Management.  Cash or Certified Checks are also acceptable forms of payment and, however, are accepted at move-in only.

There are two (2) different rental seasons. They are “In Season” (April 1st – October 31st) and “Off Season” (November 1st – March 31st)

In addition to the rental Seasons listed above, there are (5) different types of available rental periods. They are short-term rentals (Daily or Weekly), and long-term rentals (Monthly, Seasonal and Annual) Note that different rates, terms and conditions do apply to each.  Talk to the management team for clarification if you have questions about what is posted on our website.

While we strive to reserve requested sites, we do not guarantee a specific site, only the site types.  Please contact the RV Resort/Campground directly for additional information.  If available, management may upgrade your booking, at no additional charge.

Please note that Lake Ozarks RV Resort has a no refund policy for late cancellations and that the Cancellation Policy for Monthly Reservations differs from the above. Please contact the RV Resort for details.

Failure to arrive and occupy your site by 8AM the day following your stated arrival date or to notify the Resort by close of the date of arrival, constitutes a “NO SHOW” status, at which time the site will be released and the deposit will be retained, in addition to any cancellation fees that may apply.

You are allowed one (1) “free” change per reservation prior to your arrival date, provided that the type of site with your requested change is open and available. Each additional change will result in an additional $5.00 fee. The change, however, to a requested date or type of site is not guaranteed.

“In Season” Rentals (April 1st – October 31st):

Advance Credit Card Deposits of 20% of the stay are required to guarantee all reservations made either online or by phone.

Advance Holiday and Special Events deposits are for the full amount of the three (3) day stay. These rental periods are Memorial Day, Fourth of July, Labor Day, BikeFest and “The Shootout”.  Please note that there is a three (3) day minimum stay booking required for these occasions. Rental rates do vary, so read and understand your written confirmation or talk to management for clarification.

All other “In Season” weekends (unless approved by the management in advance) are for a minimum of two days stay.

Based upon availability, “same day walk-up rentals” will be accepted.

Once again, cancellations that occur within that fourteen (14) day period prior to your arrival date will result in a forfeiture of the “full amount” of your stay. No exceptions.

Management will use their best efforts to accommodate your request, but in any case, there is no guarantee to the accommodation request.  If you want to change your arrival date, earlier is better, but it must be made no later than 14 days before your arrival. If made later, then we do not guarantee that your request may be accommodated.

In any case, no timely changes or cancellations will be deemed approved until you receive a formal written cancellation or change request confirmation in writing, either mailed or emailed to you, by management.

Any and all deposit refunds, if made, and either full or partial, are subject to this timely cancellation period and are left to the full discretion of the management.

There are a limited number of “extended stay sites” available, so in the case of extended stay bookings or reservations, the cancellation must also be made at least fourteen (14) days or more in advance of your scheduled arrival date by 11:00 AM or sooner or you will be charged a cancellation fee of $200.00.  In any event, if a cancellation fee happens to be assessed, it will not be included in any security deposits made by the prospective occupant at the time of their original reservation or booking and will be forfeited as well.

“Off Season” (November 1st – March 31st) and/or “Long Term” Rentals:

We are a “year around” facility, but only a limited number of spaces in the park are available for lengthy rentals.

Walk-in reservations and the term of their stay are welcome, but are approved by the Management only and only if available at the time of showing. Online or advanced reservations are encouraged, but not required.

All online advanced reservations require a written validation or confirmation, either mailed or emailed, from the management to be deemed valid.

Rental rates between the different long-term periods may vary. Please read your rental agreement.

The “extended stay” period may include “winter” months of occupancy. Be sure you are prepared and can effectively “winterize” your RV to prevent damage from freezing temperatures. Management assumes no liability to your unit (RV) if damages they occur from freezing.  Management will provide heat cables to their water spigots to prevent freezing, but the responsibility for damages resulting from freezing temperatures thereafter, if they occur, are entirely that of the Guest or Resident.

Covenant Controlled:

Generally, no RV of any kind may be older than ten years of age unless previously approved by the management.

Each Guest is limited to one (1) RV and one (1) additional vehicle per camping space included in their rent. Additional vehicle(s) may be charged an additional rate and is at the sole discretion of the Management.

No storage will be permitted on site such as trash receptacles, old furniture, storage bins or cabinets, pool gear, etc.  If so, you may be asked to leave for violation of this requirement.

Long term residents whom want to construct decks, cabanas or patios and tents next to their RV;s must be pre-approved by the management prior to their construction. If permitted, a deposit covering the potential removal of these improvements may be applied and the base rent may be adjusted to cover the additional utility costs.

No vehicles of any kind will be permitted to be stored or parked in the parkways.  Parking of this nature is strictly limited to the respective parking spaces located alongside of your RV or at a remote location onsite.

WE ARE DOG AND PET FRIENDLY.  All dogs must be kept on a leash at all times when in the common area within the Park. A dog park is provided to let your dog “off leash” but please pick-up after them. No excessive dog barking (inside or out) will be allowed. If abused, you may be asked to leave or be ejected.  Please note, aggressive dogs are also a violation.  

Extended Stay Reservation Policies

Please note that “GROUP” booking conditions, as listed above, prevail all year long, regardless of the season

“In-Season” Reservations (April 1 – October 31)

A non-refundable advance booking deposit of 20% per site is required to guarantee all reservations, in person or online. Deposits must be made with an approved Credit Card or an approved advance payment.

Remember, all advance booking deposits are non-refundable. If your reservation is timely cancelled (outside of the 14 day arrival date), you will still lose your deposit. However, when rented upon your arrival, the booking deposit will then be applied and credited to the first month’s rent.

All Holiday Advance Deposits are for the full amount of the stay. No exceptions.

Special Event Deposits are for the full amount of stay, no exceptions.

The minimum stay requirement for all “In Season” Holiday and Special Event Weekends is three (3) nights.

You must have a valid credit card (Visa, Mastercard, American Express or Discover) and your card will be charged a deposit of 20% of the stay on the day the reservation is made, or the reservation is deemed invalid.

All reservations are not guaranteed unless a deposit is collected and that you received a written emailed confirmation. This especially applies to any reservation made by you, online, on phone or by email.

Cancellations vary on the time of year, so pay attention, as we do not guarantee specific sites, only types of sites. Please contact RV Management (816-629-1131) for additional information.

Special Conditions and “Off Season” Reservation Policies (November 1 – March 31)

No reservation deposits are required in the “Off Season” as all guests are booked, (based on site availability), on a “first come, first served” basis, in person at the time of check-in.

All bookings require an approved Credit Card. (Amex, Mastercard, Visa or Discover) or cash/certified check.

There are no minimum stay requirements in the “Off Season”. This includes Thanksgiving, Christmas and New Years.

Make sure you are prepared for cold weather as freezing within your RV is possible. We are not responsible for broken water pipes within your RV.  

PLEASE NOTE:  Sometimes mistakes happen. We demand that you read your reservation confirmation upon receipt to verify your dates of stay. If those dates are inaccurate, please notify the Resort within 24 hours following the confirmation notice so that the appropriate changes can be made.
